Tattersall Lorenz Immobilienverwaltung und -management GmbH, the Berlin based owner-managed SME property manager, has been instructed by BRIGHT Industrial Investment GmbH on the technical and commercial property management of the Hamburg-Billbrook site of ROFIN-SINAR Laser GmbH in Hamburg.
Billbrook is the second-largest commercial area in Hamburg, after the Port of Hamburg. The site has access from the A1 and A24 motorways and is only 15 minutes’ drive from the centre of Hamburg.
The 29,000 sq m site includes eight buildings constructed between 1980 and 1990 that provide a total lettable area of around 20,000 square metres. It is the corporate HQ of ROFIN-SINAR Laser, which BRIGHT purchased in a sale-and-lease-back transaction in October 2020.
In consultation with the City of Hamburg, the property is to be remodelled and, in the future, developed into a light industrial and logistics park. This will include demolishing the existing buildings that are no longer in use and constructing two new logistics properties and an 80-space multi-storey car park. BRIGHT, together with CONVALOR Projektpartner GmbH, is investing around EUR 35 million in the purchase and project development.
Construction work is scheduled to start at the end of 2021, with completion slated for 2023. Built-to-suit solutions, i.e. space designed specifically to meet the occupiers’ requirements, can also be offered to prospective tenants.
