SEGRO has completed the development of a new 177,500 sq ft warehouse distribution facility for Games Workshop Limited at SEGRO Logistics Park East Midlands Gateway ahead of the planned schedule.
Games Workshop Ltd, the leading British manufacturer of fantasy miniatures, signed a 15-year lease for the unit which will become the main distribution hub when it is operational in Autumn 2020. It joins other customers such as Amazon, XPO Logistics, Kuehne & Nagel and ShopDirect on the 700 acre flagship site.
The unit has been rated as BREEAM Very Good and EPC A. Local biodiversity was carefully considered during the construction including planting native species of plants and flowers to encourage pollinating insects. In addition there are a suite of facilities to ensure employee wellbeing, including a dedicated gymnasium, shower facilities, cycle routes and secure storage space.

“We look forward to welcoming Games Workshop to their new distribution hub at SLPEMG, where they will join a rapidly growing number of companies operating on the site.”
As part of the development of SLPEMG, a £100 million infrastructure project has created a new by-pass around the local village of Kegworth, a new route to connect the site via a bridge over the M1 motorway and highway improvement works.
To date, over 2 million sq ft of space has been let at SLPEMG contributing to job creation in the local and surrounding areas. The development is forecasted to create over 7,000 jobs on site, 900 construction jobs and 3,000 indirect jobs.
