  • Former Woodford Litho printing facility returns to industrial use, having been marketed at a guide price of £10 million

Simon Fox, advised by Fenn Wright, has sold the former Woodford Litho printing facility at Freebournes Road Industrial Estate in Witham, Essex, to national engineering services business TClarke for owner occupation.

The 3.63-acre industrial site provides 91,733 sq ft of accommodation. It was marketed at a guide price of £10 million.

The property comprises two buildings, Freebournes House and 20 Freebournes Road, offering clear-span warehouse, manufacturing and office space. Originally purpose-built for heavy industrial operations, the site has substantial power and gas infrastructure, including a dedicated substation with two 1,000 kVA transformers and a significant incoming gas supply.

Fox’s family established Woodford Litho on the site in 1976 after relocating from east London. The business grew into a major regional employer before closing in 2015 amid the long-term decline of the European web offset printing industry. The site was later used for storage and distribution.
