PLANNING APPEAL ALLOWS 32 NEW HOMES AT BUTLEIGH

Outline planning permission has been granted on appeal for 32 new homes on land at Sub Road, Butleigh, near Glastonbury.

Pegasus Group, on behalf of Land Value Alliances (LVA), provided planning and heritage services to overcome objections from Mendip District Council based on character and appearance, heritage and public open space provision.

Jonathan Coombs, from Pegasus Group’s Bristol office, said: “This is a very pleasing result.

“Since refusal of the application in 2019, Pegasus Group made representations and appeared at the Part II Plan Site Allocations examination in summer 2019 to secure draft allocation of the site for a minimum of 25 dwellings.

“In his determination of the appeal, the Inspector concluded that the site could accommodate up to 32 dwellings without harm to the character and appearance of the area and that the proposal would not harm the setting of any of the heritage assets.”

In his appeal report, the Inspector said: “In the context of social benefits, the proposal would provide a substantial number of additional dwellings contributing towards housing supply within a District which currently has a significant shortfall of housing land supply. The proposal would provide for a mixture of housing types and would provide 10 units of affordable housing. Accordingly, I attach significant weight to these benefits in the determination of this appeal.”

The 1.6 ha site south of Butleigh village is currently separated into several paddocks used for grazing sheep and horses. The new homes will be a mix of detached, semi-detached and attached properties arranged around a cul-de-sac with access from Sub Road.
