Arada submits Elephant & Castle co-living and hotel plans
- Scheme at former Salvation Army headquarters would deliver 720 co-living homes and a 404-bed hotel
Arada London has submitted plans to the London Borough of Southwark for a mixed-use scheme combining co-living, a hotel and workspace at 101 Newington Causeway in Elephant & Castle.
The site was previously the headquarters of The Salvation Army UK & Ireland Territory. Arada London, part of UAE master-developer Arada, acquired it in December 2025, subject to planning consent. The application was submitted in collaboration with The Salvation Army.
Designed by PLP Architecture, the scheme comprises two buildings. These would provide 720 co-living homes arranged as a vertical village with shared dining, social and wellbeing spaces, alongside a 404-bed hotel for business and leisure travellers.
At street level, the co-living building would include a cafe and a co-working hub of more than 9,000 sq ft for local start-ups and freelancers. The hotel would feature an open-plan lobby and all-day dining. Gardens and landscaped spaces would connect both buildings via pedestrian routes to Elephant & Castle station and the town centre.
It would be Arada's first co-living development globally. The developer has a pipeline of 17,000 homes in London.
