Schroders Capital buys 58 Southwark rental homes
Schroders Capital, advised by Bidwells, has acquired a completed 58-home residential scheme in Bermondsey, south London, through its UK Real Estate Impact Fund (SCREIF). The development, at 313 to 349 Ilderton Road, was acquired with vacant possession.
The scheme, known as Ilderton Yard, was developed in 2024 by Tribe Student Housing, a purpose-built student accommodation brand operating in London. It comprises one, two and three-bedroom apartments alongside landscaped terracing reserved for residents' use.
Homes will be let at Discounted Market Rent, with initial rents capped at no more than 70 per cent of local market levels. Units will be offered fully furnished and fitted with appliances, allowing residents to move in immediately.
Rob Sheldon, partner at Bidwells, said: "This is the second affordable housing investment Bidwells has acquired for Schroders Capital's UK Real Estate Impact Fund, in London, in the last six months, demonstrating the attraction for well-located, professionally managed Discounted Market Rent homes as a vital part of the housing mix, and supporting the fund's strategy of delivering high-quality homes that address affordability pressures in high-demand urban locations, while generating stable, long-term income."
Chris Santer, head of UK positive impact investments and residential at Schroders Capital, said: "Ilderton Yard builds on our growing portfolio of Discounted Market Rent homes and demonstrates how institutional capital can play a meaningful role not only in investment portfolios but also in addressing the UK's housing challenges, delivering sustainable, long-term affordable housing solutions."
