Square One to create Kent’s largest indoor padel and fitness destination at Larkfield Mill

SHW, on behalf of a private landlord, has secured a new lease with Square One at Unit 3 Larkfield Mill in Aylesford, to create Kent’s largest indoor padel and fitness centre.

Square One is set to deliver a £3 million, state‑of‑the‑art padel, fitness and leisure complex within the 39,963 sq ft warehouse unit, which is due to open to customers in June this year.

The new facility will feature 10 indoor padel courts, a fully equipped gym, restaurant, pilates studio, and a range of wellness and social amenities. The expansion builds on the success of Square One Ashford, home to seven panoramic indoor courts and one of the county’s fastest‑growing padel communities.

Larkfield Mill continues to attract high‑quality occupiers seeking well‑located, flexible space close to Maidstone and the wider Kent transport network.

Stewart Smith, Director at SHW, said: “This is a standout letting for Larkfield Mill and a fantastic addition to Kent’s leisure landscape. Square One is bringing something genuinely new to the area - a high‑quality, indoor padel and fitness destination that will draw people from across the county. We’re pleased to have supported our client in securing such a dynamic and fast‑growing operator for this prominent unit.”

Square One’s arrival reflects the rapid rise of padel across the UK, with demand for indoor, all‑weather facilities increasing sharply. The Aylesford site will serve both experienced players and newcomers, offering coaching, social sessions, competitions and family‑friendly activity throughout the year.

Larkfield Mill provides modern, adaptable space for a diverse mix of occupiers. Just one unit remains available offering 30,926 sq ft.

SHW, JLL and Caxtons are joint letting agents for Larkfield Mill.
