HYROX gym operator steams into Chichester station property

  • 3,890 sq ft site on Station Approach has been let to The Engine Room, bringing a vacant property back into use.

The Engine Room, a new fitness operator focused on HYROX-style hybrid training has taken a lease on a commercial property at Station Approach, Chichester. The 3,890 sq ft property has a substantial external area and dedicated parking. It was previously vacant.

The Engine Room plans to convert the site into a specialist training facility built around HYROX, a fitness format that combines endurance running with functional fitness challenges. The gym will open once fit-out works are complete and will cater for both competitive HYROX athletes and general fitness enthusiasts.

The property sits next to Chichester railway station and on a pedestrian route between the station and Chichester College.

SHW acted on behalf of its client, the landlord.

Richard Pyne, Partner at SHW, said: “We are delighted to have secured this letting on behalf of our client and to welcome an exciting new HYROX training facility to Chichester. HYROX has experienced remarkable growth both in the UK and internationally, reflecting increasing demand for fitness concepts that combine competition, community and measurable results.

“This property’s strategic location, directly adjacent to Chichester Railway Station and within easy reach of Chichester College, makes it exceptionally well placed to support the operator’s ambitions. The letting also underlines the strength of demand for quality leisure accommodation in prominent locations and highlights the continuing evolution of the retail and leisure sector as operators seek destinations that can deliver strong levels of engagement and footfall.”
